As real estate agents, our primary duty is to our clients. It's not simply about facilitating a transaction; it's about ensuring our clients get the best deal possible. When working with sellers this means maximizing the sale price of their home, unless they expressly instruct us otherwise. Unfortunately, in recent times, I've noticed a concerning trend among some agents: limiting showings to open houses only. While this approach may seem convenient for the agent, it's often detrimental to the seller's bottom line.


Let's be honest here. The motivation behind limiting showings to open houses is often to make the agent's life easier. But as professionals, we must prioritize our clients' interests above our own convenience. The truth is, more buyers seeing a property and feeling comfortable with it translates to more offers. By restricting showings, we're effectively shutting out potential buyers who may have otherwise fallen in love with the property and made competitive offers.


Furthermore, there's a distinct dynamic between an open house and a private showing. Open houses can feel impersonal and rushed, leaving buyers feeling like just another face in the crowd. On the other hand, private showings allow for a more personalized experience, where buyers can envision themselves living in the space without distractions or pressure from other potential buyers. This personal connection to the property is crucial in motivating buyers to make strong offers.


Ultimately, it's imperative that real estate agents elevate the level of professionalism in our industry. Cutting corners or prioritizing our own convenience over our clients' best interests is simply unacceptable. If we don't provide value to our clients and uphold the highest standards of service, we risk being replaced by more dedicated and client-focused professionals. Let's remember why we got into this business in the first place: to help our clients achieve their real estate goals with integrity and excellence.
